The following are permitted payments which we may request from you:

  • Contract variation, novation, amendment or change of occupant at the tenant’s request within an existing tenancy £50.
  • Default fee of interest on late rent if rent is more than 14 days overdue 3% above Bank of England base rate.
  • A refundable tenancy deposit (reserved for any damages or defaults on the part of the tenant) capped at no more than five weeks' rent where the annual rent is less than £50,000, or six weeks' rent where the total annual rent is £50,000 or above.
  • A holding deposit (to reserve a property) capped at no more than one week's rent.
  • Payments to change the tenancy when requested by the tenant, capped at £50, or reasonable costs incurred if higher.
  • Payments to cover the reasonable costs associated with early termination of the tenancy, when requested by the tenant.
  • Payments in respect of utilities, communication services, TV licence and council tax.
  • A default fee for late payment of rent calculated at 3% above the base rate of the Bank of England.
  • Tenants are liable for the replacement of a lost key/security device, where required under a tenancy agreement.

Company let

  • If a tenant decides to rent a property through Orient Estates in the name of a business or company the tenancy administration and reference charge will be £480 for a new tenancy and £240 for every renewal.
  • Deposit for a company let tenancy Equivalent to six weeks' rent.
